The National Weather Service has issued a forecast for freezing temperatures between December 21st and December 24th in the Washington Metropolitan Area.
Sahouri Insurance, the Association’s Insurance company, wanted to share the following tips, as unfortunately, prolonged freezing conditions can pose significant risks to your property, with burst pipes being one of the most common and costly types of winter-related damage.

Fortunately, these issues are preventable with the right precautions.

PREVENT BURST PIPES

Keep the heat on: Maintain indoor temperatures at least 55°F, even if you’re away.
Let faucets drip: Allow a small trickle of water to flow from faucets, especially those on exterior walls.
Open cabinet doors: Expose pipes under sinks to warmer air by opening cabinet doors.
Insulate exposed pipes: Wrap pipes in unheated areas with foam or heat tape for added protection.

TIPS FOR VACANT PROPERTIES

Turn Off the Water Supply: Shut off the main valve and drain all water from pipes and fixtures.
Winterize Plumbing Fixtures: Add non-toxic antifreeze to drains and toilets to prevent freezing.
Set the Thermostat: Keep the heat at least 55°F – a low but safe level to protect the building.
Schedule Inspections: Arrange for periodic property checks to catch any potential issues early.

GENERAL WINTERIZATION TIPS

Inspect your roof and gutters: Clear debris to avoid ice dams that can lead to leaks.
Seal drafts: Check windows and doors for drafts and seal with weatherstripping or caulk.
Stock emergency supplies: Keep salt, shovels, and other essentials on hand for icy conditions.
Check smoke and carbon monoxide detectors: With increased use of heating systems, ensure your detectors are functioning properly.
